I know quite a few bloggers who have recently moved or are looking to move home. It can be a challenging time for anyone where finances are concerned, even more so perhaps for many with chronic illness where jobs have been lost or hours reduced due to illness. To take a break from the health-related, I’m sharing a lifestyle guest post today on a few ways to help add value to your home without spending a small fortune. Enjoy 🙂

When you want to sell your house, you want it to sell out for a good price. For this reason, you need to invest in your house to add its value. Now, hearing that you need to invest in something seems like an expensive idea, which it might be if you don’t tread carefully. However, there are other tips to increase your house’s value in a less costly way. When you are on a budget, you need to take things slow and steady, one step at a time.

It isn’t necessary that you need to have lots of money to renovate your house. It can be easily done in a cost-effective way. Here are a few suggestions.

1. Improving Curb Appeal

First impressions are always important. The potential buyers start to judge your house when they haven’t even entered your house. Just the look of a bad front yard, bad paint, and broken doors can make a bad impression on the buyers. This process is more of a DIY type, so you don’t have to spend any money. Mow your front yard to make it look clean, paint your fences and main door, add plants if you don’t have any yard, clear up the driveway, make sure the lighting looks good. Fix any minor things because they will make a difference in the overall appeal of your house.

2. Maintenance Is Important

Most of the buyers are concerned about how well the house is maintained. This includes keeping your electronics in check. Make sure that all of your electrical sockets are in proper condition. Install new ones if it is broken. The HVAC system is another thing to be maintained. You can make small fixes from professionals. The modern HVAC systems add value to your house and increase the chances of getting sold.

3. Update Damaged Floors

Damaged flooring can be a deal breaker for most people. You can have your hardwood floor refinished and make them good as new. Laminating your floors is also a good idea as it adds much more value to your house, and you may get as much as 91% of your investment back if you add lamination in your floors or marble tops of your kitchen. It gives a shiny look and makes your house look clean which many people like to see. If you cannot afford total lamination, at least try to get laminate flooring in your living and dining area.

4. Make Your House Look New

Painting is the most common way to make your house look new. It is very cheap and will be a great investment. Another way of making your house look new is to clear the clutter. A clean house is way more appealing from the inside and it attracts the potential buyers. Decluttering will make your house look more spacious.

Use air fresheners, open the curtains to let the light in, making your house airy by removing unnecessary furniture and maybe adding subtle décor pieces is a very good way of adding value to your house.

Yep, great advice here, Caz.
I recently inspected a house that was devoid of furniture. It felt really cold and uninviting. I like a little hominess when inspecting; a nice fragrance; perhaps some flowers here and there, but, all the ‘trinkets’ out of sight. And of course cleanliness is essential.. 🙂

Good tips. I agree that painting is one of the cheapest things you can do to update your house, especially if you choose neutral colors like white. I remember once we went house shopping and some of the colors people put on the walls really made me loose my vision on how I would decorate a room.

Ahhhh, yes! This is all too familiar right now as I am currently remodeling our home to sell in the near future. These are very useful tips that definitely add value with a small investment! (That’s the best part!)

It is a lot of work typically, but once the project is done, you look back amazed with how far you’ve come and how great it looks. Having a fresh space is always nice. What’s funny to me is how many times someone is preparing to sell their home, but once the renovation is complete, they have a hard time leaving. Hah, why do we wait so long sometimes? 🙂
